In November 2024, asking rents fell by 0.6% nationally and by 1.1% in Budapest compared to the previous month. November rents were 7.7% higher nationally and 7.8% higher in Budapest than in the same period last year, and 110% and 100% higher than in the base period of 2015.
The real rent index exceeded the 2015 base by 26% nationally and by 21% in the capital. Compared with the previous month, the real rent index decreased by 1.1% nationally and by 1.6% in Budapest.
In Budapest, asking rents fell by 0.9% in the Buda hill districts and rose by 1.1% in the 'other districts' of Buda compared with the previous month. On the Pest side, asking rents were below the previous month's level in all area categories, by more than 1% in the inner and transitional districts and by 0.6% in the outer districts. Over a year, the highest increase in rents occurred in the outer districts of Pest (10.6%).
In January-November 2024, the vast majority (92%) of the advertisements observed were for flats in multi-dwelling buildings, with the remaining 8% or so for detached houses. In Budapest, only 3.3% of dwellings for rent were detached houses. In the first eleven months of 2024, 44% of the advertisements taken into account nationally and 43% in the capital were from individuals.
