In May 2024, asking rents rose by 0.7% in Hungary and by 1.4% in Budapest. The faster rise seen in the capital followed a 0.5% fall in the previous month.

May rents were 10.5% higher nationally and 10.8% higher in Budapest than in the same period last year, and 104% and 95% higher than in the base period of 2015.

The real rents index was 24% higher than the 2015 base year nationally and 19% higher in the capital. Both figures were also up on the previous month.

In Budapest, rents rose in all district groups in May, following a decline in the previous month. In the Buda Hill districts, rents rose the least, by 0.5%, while in other districts of Buda they increased significantly, by 3.3% compared to the previous month. On the Pest side, rents increased by 1.8% in the inner districts, 1.1% in the transitional districts and 1.7% in the outer districts compared to the previous month. Over a year, rents in the capital's district groups have risen by between 10% and 13%, with the largest increase in the outer districts of Pest (13%).

Changes in the number of ads used in the calculations by type of settlement

In the first five months of 2024, the vast majority (91%) of the advertisements observed were for flats in multi-dwelling buildings, with the remaining 9% or so for detached houses. In Budapest, only 3.8% of dwellings for rent were detached houses. In January-May 2024, 43% of the advertisements taken into account nationally and 42% in the capital were from individuals.
