In June 2024, asking rents rose by 1.9% in Hungary and by 1.6% in Budapest compared to the previous month. June rents were 10.3% higher nationally and 9.9% higher in Budapest than in the same period last year, and 108% and 99% higher than in the base period of 2015.

The real rent index exceeded the 2015 base by 27% nationally and by 21% in the capital, while it increased by 1.9% and 1.7% respectively compared to the previous month.

In Budapest, except for the Buda hill districts (-0.3%) and the outer districts of Pest (-0.2%), rents rose compared to the previous month, by 1.0% in the ‘other districts’ of Buda, 1.7% in the inner districts of the Pest side and 2.7% in the transitional districts. Over a year, rents in the capital's district groups have risen by between 8% and 12%, with the largest increase in the transitional districts of Pest (12%).

Changes in the number of ads used in the calculations by type of settlement

In the first half of 2024, the vast majority (91%) of the advertisements observed were for flats in multi-dwelling buildings, with the remaining 9% or so for detached houses. In Budapest, only 3.7% of dwellings for rent were detached houses. In the first six months of 2024, 43% of the advertisements taken into account nationally and 42% in the capital were from individuals.

In Budapest, the average monthly asking rent was 250 thousand forints in the first half of the year. Housing for rent was most expensive in the Pest region (265 thousand HUF) and cheapest in Northern Hungary (129 thousand HUF).
