In July 2024, asking rents rose by 1.8% in Hungary and by 1.4% in Budapest compared to the previous month. July rents were 10.2% higher nationally and 9.3% higher in Budapest than in the same period last year, and 112% and 101% higher than in the base period of 2015.
The real rent index exceeded the 2015 base by 28% nationally and by 21% in the capital, while it increased by 1.1% nationally and 0.7% in Budapest compared to the previous month.
In Budapest, rents increased by 0.8% in the Buda hill districts, by 3.0% in the ‘other districts’ of Buda, by 1.9% in the inner districts of the Pest side, by 0.5% in the transitional districts and by 2.8% in the outer districts compared to the previous month. Over a year, rents in the capital's district groups have risen by between 7.4% and 11.4%, with the largest increase in the transitional districts of Pest (11.4%).
In the first seven months of 2024, the vast majority (92%) of the advertisements observed were for flats in multi-dwelling buildings, with the remaining 8% or so for detached houses. In Budapest, only 3.6% of dwellings for rent were detached houses. In the first seven months of 2024, 43% of the advertisements taken into account nationally and 42% in the capital were from individuals.
