In January 2025, the increase in asking rents continued, with rents for rented apartments rising by 1.7% nationally and 1.8% in Budapest compared to the previous month. January rents were 9.4% higher nationally and 9.5% higher in Budapest than in the same period of the previous year, and 116% and 106% higher than in the base period of 2015, respectively. The real rent index was 27% higher nationally and 21% higher in Budapest than the 2015 base year. Compared to the previous month, the real rent index increased slightly both nationally and in Budapest.

In Budapest, asking rents rose by 1.2% in the hilly districts of Buda and by 3.2% in the other districts compared to the previous month. In the inner districts of the Pest side, the rental prices of apartments for rent exceeded the data of the previous month by 2.1%, and in the transitional districts by 1.5%, while in the outer districts there was no increase (–0.2%). Over the course of a year, rents rose by between 8.1% and 10.2% in the district groups of Budapest, with the highest increases in the inner and transitional districts of Pest (both 10%).

In January 2025, the vast majority (92%) of the advertisements observed concerned flats in multi-dwelling buildings, with the remaining approximately 8% for detached houses. In Budapest, only 3.6% of the dwellings for rent were detached houses. In January 2025, 44% of the advertisements taken into account nationally and 42% in the capital came from private individuals.
