In January 2024, rents rose again after the previous month's fall, by 1.5% nationally and 1.9% in Budapest.
In nominal terms, January rents were 13% higher nationally and 12% higher in Budapest than in the same period of the previous year, and 98% and 88% higher than in the base period of 2015.
The real rent index was 23% higher nationally and 17% higher in the capital than the 2015 base. Both figures were also up on the previous month.
In January 2024, the price of renting dwellings increased in all district groups of Budapest compared to the previous month. Rental prices increased by 1.0% in the Buda hill districts and by 0.8% in the other districts of Buda. On the Pest side, rents rose by 1.3% in the inner districts, by 3.2% in the transitional districts and by 2.8% in the outer Pest districts. Over a year, rents in the capital's district groups generally rose by 11-12%, with the largest increase in the outer districts of Pest (12.7%).
In January 2024, the vast majority (90%) of the advertisements observed were for dwellings in multi-dwelling buildings, with the remaining 10% or so for detached houses. In Budapest, only 4.5% of the dwellings for rent were detached houses. In January 2024, 45% of the advertisements in the capital and 46% nationally were from private individuals.
