In February 2025, the increase in asking rents stopped, with rents for apartments to let rising by 0.2% nationally and declining by 0.4% in Budapest compared to the previous month. February rents were 8.6% higher nationally and 8.0% higher in Budapest than in the same period of the previous year, and 117% and 105% higher than in the base period of 2015, respectively. The real rent index was 27% higher nationally and 20% higher in Budapest than the 2015 base year, but decreased both nationally and in Budapest compared to the previous month.

In the inner districts of Pest, rents declined by 0.9% in a month. Rents of dwellings to let were also lower than in the previous month in the districts of Buda, falling by 0.3% in the hilly areas and by 0.8% in the other districts of Buda. There was no change in the transitional districts of Pest, while rents of dwellings to let in the outer districts of Pest increased by 2.8%. Over a year, rents rose by between 7.0% and 8.9% in the Budapest district groups, with a higher increase on the Pest side.

In February 2025, the vast majority (93%) of the advertisements observed concerned flats in multi-dwelling buildings, with the remaining approximately 7% for detached houses. In Budapest, only 3.3% of the dwellings for rent were detached houses. In February 2025, 43% of the advertisements taken into account nationally and 42% in the capital came from private individuals.
